In 1976, paranormal investigators Ed and Lorraine Warren looked into the Amityville murders at the Amityville house to see if Ronald DeFeo Jr.'s murder of his entire family on November 13, 1974, and the haunting incident that followed involving the Lutz family, were caused by a demonic presence. During a seance, Lorraine is pulled into a vision in which she sees Ed being impaled and meets a demonic nun figure.
After Janet, the second oldest of four children, plays with an Ouija board, the Hodgson family starts experiencing odd events in their house in the London borough of Enfield a year later. Janet talks to the spirit of an irate old man while sleepwalking.
The elderly man, Bill Wilkins, who once lived and died in the house, assumes control of Janet when the media tries to interview the family. The Warrens are asked to prove whether Janet's demonic possession is a hoax or not. Lorraine has another vision of the demonic nun in which the demon speaks its name because she is afraid that her vision of Ed's death might come true. In an altered state, she traces the name into her Bible.
Ed and Lorraine discuss the case's legitimacy with other paranormal investigators, such as Maurice Grosse and Anita Gregory, while they are staying at the Hodgson home. Gregory discredits the haunting by presenting video proof that Janet intentionally destroyed the kitchen. Since Ed and Lorraine think the family is lying for publicity, they leave. But they find out that the nun, the real demon, is using Wilkins' spirit as a pawn to try to subvert Janet's will. The nun was hindering Lorraine's skills, keeping her from understanding the reality of Janet's possession.
Janet is possessed and standing at the window, preparing to end her life, when the pair quickly returns to the Hodgson home. Ed nearly falls but manages to catch Janet. In Lorraine's vision, the tree in the yard becomes the stump that impaled Ed after being struck by lightning. Lorraine finds the Bible where she inscribed the name of the demon, Valak. By calling the demon by its name, she conquers it and effectively sends it back to Hell. After releasing Janet from its hold, Lorraine takes Ed and Janet to safety.
